Having just lost a loved one the process of going through probate is often a difficult time for families. We therefore take great care to provide a sensitive and professional service to all involved. This starts with a free valuation of the property for probate purposes and continues throughout, including comprehensive advice on anything that might be necessary before considering marketing the property, such as removing valuables and access arrangements for viewings.
The probate valuation of the house or property may be a requirement by Her Majesty’s Revenue & Customs before a Grant of Probate can be issued. Many organisations, such as banks or building societies, will require evidence of the Grant of probate before releasing moneys which belonged to the estate of the deceased.
In many cases, a key is left in our care and we carry out all the necessary measurements, photography and production of floor plans. Once it is clear probate is in the process of being granted we can also start to commence viewings from interested potential buyers, without having to disturb the owners.
We apply the same high standards to selling probate property, be it a house, bungalow, maisonette, flat or apartment, as we do with other properties in our portfolio, even if the property requires updating or maintenance work. For us, just like selling our other properties, selling probate property is not the opportunity for a quick fee. We provide a professional service taking lots of high quality photographs, creating our market leading 3D floor plans and plot plans, and also give the property superb representation both on the internet and in local newspaper advertising. In this way we find that we can create the most interest in the property with a view to obtaining the best possible sale price.
The areas we typically cover for probate property valuations include Hall Green, Shirley, Solihull, Olton, Bentley Heath, Dorridge, Knowle, Cheswick Green, Dickens Heath, Majors Green, Tidbury Green, Earlswood, Hockley Heath, Hollywood, Wythall, Marston Green, Yardley, Sheldon, Elmdon, Kings Heath, Yardley Wood, Moseley, Sparkhill, Sparkbrook, Tyseley, Acocks Green and Yardley. We do however offer this same serice in other areas too.
As you can see, as an estate agent we work differently to many others in the marketing and selling of probate properties.
In many cases a valuation of the property for probate purposes, along with an assessment of the person’s savings and investments and liabilities is all that is required for Grant of Probate, but in some cases there may be significant value in chattels and other items in the property. The definition of Chattels in general is personal possessions and in law it means an item of property other than freehold land, including intangible goods and leasehold interests.
We can arrange for a comprehensive valuation of chattels, so that that Grant of Probate is not held up unnecessarily. For details of our chattels valuation service please give us a call.
In most cases it is advisable to remove valuable items from an empty property as soon as is feasible, for obvious reasons, but unless the house is particularly full of personal possessions, it is not usually necessary to clear it completely before the sale process can begin. However, once a property is sold there will come a point when it is necessary to remove remaining items that are not wanted by the purchasers. We can arrange the clearance of the house for you, either through local charities, specialist house clearers or a combination of the two.
As professional estate agents we see it as our duty to endeavour to obtain the very best sale price for someone’s’ home especially in the circumstances of the proceeds being required to fund long term care.
You can be assured of our full professional marketing including very high quality photography, market leading floor plans and state-of-the-art marketing on the internet and in local newspapers. In addition we offer a fully accompanied viewing service, whether the property is empty or the owner is living there, and this service continues until the property is sold. In this way relatives can feel confident that the owner will be safe and secure, and that their disturbance by viewings is kept to an absolute minimum.
At the present time we have a special offer for new vendors that also applies to properties being sold for Probate and Long Term Care purposes. You can get a Free Valuation and Marketing Appraisal simply by calling us.
