Low cost EPC's
It's a legal requirement, when putting a property up for sale, to have an EPC (Energy Performance Certificate). Whilst these can vary significantly in price, up to £120 or more, our EPCs are generally less than half this cost. Please call for a quotation.
Getting the best price for your property
There's a lot more to selling a property than just putting it onto Rightmove and other portals. In the first place it's about getting the price right and we go to a great deal of effort to determine this.
Some will advise you of a low price in order to sell quickly with little effort and some a high one to win your business but, put bluntly, too little and you'll lose out, too much and you won't sell.
If you don't sell then you have to either reduce the price or wait for the market to hopefully rise and come to you by which time your property may have become 'stale' in the market place and generate little interest. Either way, getting the price wrong at the outset lengthens the sale process. Subsequently reducing the price can sometimes signal to potential buyers that further reductions may be available. Yes, there are times when price adjustments are needed to reflect the changing property market and we advise vendors to do that as appropriate, both ways by the way, up as well as down, but getting it right first time will help you to get a speedy sale and as close to the asking price as possible.
